Week 10 - Brief update

The Importance of the kitchen 

"The kichen of the year 2011 is multinational, combing cooking, eating, sitting and living space" 

UNstudio's founders Ben Van Berkel and Caroline Bos main design philosophy is the kitchen being the central hub of the residential building. Van Berkels idea of the kitchen replacing the significance the living room as the most important place in the house is that you don't only just cook in the kitchen but you can also sit down and relax. So this relationship from the brief will not be kept and modified a further more to facilitate the ideas of the architects, whether it would be to incorporate or combine some of the elements of the formal living room to the kitchen. 
Design elements 

Changes to rooming list 

The founders of UNstudio are actually a couple with one daughter so a kids room would be one of the bedrooms, so the relationship of the daughters playroom will be kept. 

Updated rooming list 

  1. Master bedroom (with walk in robe and ensuite)
  2. minimum two other general bedrooms
    1. a bathroom associated with these two bedrooms
    2. must include a bath and seperate shower
  3. a study / guest bedroom
  4. a studio / workshop
    1. for drawing and art projects, music, etc
  5. Formal living room
    1. fireplace
  6. Formal dining room
  7. informal family area
  8. kids play room
  9. WC
  10. Kitchen
    1. double wall oven
    2. 2 bowl sink
    3. island benchtop with free standing range hood
    4. walk-in pantry if possible
  11. Laundry (sufficient to do washing, ironing, etc inside the room)

Project Site Analysis - Stage 1


Site Analysis 

The site is located 5 Wyargine St, Mosman NSW 2088 in a Low density residential area. 




INFO:

  • Suitable views - East towards the beach and harbor 
  • Sun orientation - Shines from the North 

FLOOR SPACE:

  • This building has a floor space ratio of 1:50 (FSR Map Mosman LEP) 
    • Total area of land is 713m2
  • A minimum of 5.5m2  between the distance from the building and the front property. 
  • The Mosman council may consider a single carport in front of building if requirments are met (DCP pg. 53. obj. P5D)
HEIGHT:
  • A maximum height of 8.5m can be allocated to this piece of land. (Mosman LEP 2012 HOB) 
    • Attic roof space maybe be allowed by the council. (DCP pg. 25 p.1B)
    • Height can be extended with the use of a consistent pitch roof style (DCP pg. 25 P2)
  • Maximum wall height of 7.2m above existing ground level (DCP pg. 27 P8D
  • Structures that are not related to the main building must have a minimum side boundary setback of 2m 

ZONING: 
  • This building is allocated in a Low density residential area R2 (Mosman LEP 2012 HOB)

TOPOGRAPHY: 
  • Building should preserve its existing vegetation, trees and natural features.
